The dog-years problem

A 12-year-old furnace isn’t middle-aged. It’s a senior.

Most gas furnaces are built to run 15 to 20 years — but they age on run hours, not on the calendar. Here’s what the years actually mean.

0 – 5 years Still inside factory spec — we set your baseline numbers Puppy
6 – 10 years Peak years, but wear shows in the readings before you feel it Prime
11 – 15 years Efficiency slides, parts get scarce, small failures cluster Senior
16 – 20 years Inside the typical replacement window — worth knowing before January Overtime
20+ years Past design life — safety checks and a real plan matter most Every winter counts
So how old is yours, really? Find out for $79

Life stages reflect the 15–20 year service life typical of residential gas furnaces. Your actual condition depends on installation, maintenance history, and run hours — which is exactly what the analysis measures.

What $79 gets you

What we check, and what you learn

A licensed technician spends real time on your system — not a five-minute glance — then walks you through the findings before leaving.

Heat exchanger inspection

Checked for cracks, corrosion, and separation — the most important safety item on any gas furnace.

Carbon monoxide test

We measure CO at the appliance so you know your family is breathing safe air.

Combustion & gas pressure

Manifold pressure and combustion quality show whether the furnace runs the way it was designed to.

Ignition & flame sensor

The most common no-heat call in Iowa starts here. We test it before it strands you.

Blower motor & amp draw

A motor pulling more amps than spec is a motor telling you it’s tired.

Safety controls & limits

Every safety device verified — these are what stand between a fault and a failure.

Airflow & static pressure

Restricted airflow is the quiet killer. It cooks components and shortens the life of the whole system.

Venting & flue integrity

We confirm exhaust is going where it belongs and nowhere else.

Thermostat & cycle behavior

Short-cycling ages a furnace fast. We check whether yours is doing it, and why.

Written Furnace Life Report

Condition today, what needs attention now, what to watch, and an honest remaining-life estimate.

The first hard freeze is the worst time to find out

Every fall our phones light up with no-heat calls from furnaces that were quietly failing in September.

Questions, answered

Furnace Life Analysis FAQ

What exactly is a Furnace Life Analysis?
It’s a paid diagnostic inspection focused on one question: how much service life does your furnace realistically have left? A licensed technician takes combustion, airflow, electrical, and safety readings, inspects the heat exchanger, tests for carbon monoxide, and compares what the equipment is actually doing against how it was designed to perform. You get a written Furnace Life Report with the findings and an honest estimate of remaining life.
How much does it cost, and are there add-on fees?
$79 for a single residential gas furnace at one address. That covers the analysis and your written report. If we find something that needs repair, we’ll quote it up front and you decide — there’s never an obligation to buy anything.
How long does the appointment take?
Plan on about an hour. A thorough analysis takes real time, and we’d rather do it right than rush. Your technician will also walk you through the report before leaving, so bring your questions.
Really — are furnace years like dog years?
It’s an analogy, but an honest one. Furnaces don’t age on the calendar, they age on run hours and operating stress. A furnace that short-cycles in a home with restricted airflow can be in worse shape at 10 years than a well-maintained one at 16. That’s the whole reason we measure instead of guessing from the date on the data plate.
Will you just try to sell me a new furnace?
No. Plenty of the furnaces we analyze have years of life left, and the report says so when that’s the case. If yours is genuinely near the end, you’ll get the readings that show why and your options in writing — then it’s your call, on your timeline.
How does the animal shelter donation work?
For every Furnace Life Analysis we complete between September 15 and November 30, 2026, Golden Rule donates 5 pounds of pet food to a local animal shelter. You don’t have to do anything extra — booking the analysis is what triggers the donation.
When does the offer end?
The donation runs on analyses completed September 15 through November 30, 2026. Iowa winters don’t wait for the deadline, though — the earlier in the fall you know your furnace’s condition, the more options you have.
Do you serve my area?
We cover the Des Moines metro and surrounding communities, including Des Moines, West Des Moines, Grimes, Ankeny, Urbandale, Clive, Waukee, Johnston, Altoona, Norwalk, Indianola, Adel, and Ames. Call (515) 393-4513 and we’ll confirm in seconds.
