What to Expect During Air Conditioning Maintenance

Last week we wrote about the importance of having your air conditioning system maintained during the spring so it’s ready for the summer. If you haven’t scheduled your HVAC spring maintenance yet, it’s still early enough in the season for you to have it done on time.

What exactly happens during maintenance?

To help you understand why maintenance is such an important job, we’ll go over some of the more important steps that a technician goes through during a visit to inspect and tune up your air conditioner. Not all steps are necessary: a technician will take additional measures upon discovering something that looks wrong.

• Check refrigerant level: One of the most common problems that ACs encounter is a loss of refrigerant through leaks. This often happens to systems between 5 – 7 years old. Checking the refrigerant level will alert the technician to a loss of refrigerant charge. The leaks will need to be located, sealed, and the refrigerant recharged.
• Lubricate motors and other moving parts: The stress of days of operation can lead to motors that lose their lubrication and potentially burn out. If the motors have lost too much lubrication, the technician will take care of it.
• Change/clean the air filter: You must also change/clean the filter monthly. If you don’t know how to do it, ask your technician to show you.
• Tighten electrical connections: The technician will tighten any loose connections to keep the system from a sudden power loss.
• Clean the condensate pan and drain: The pan collects water vapor from the evaporator coil and the drain removes it. Clogging here can cause the air conditioner to abruptly shut down as the pan overflows.
• Calibrate the thermostat: The technician will make check on the thermostat to see that it is correctly reading temperatures. If it isn’t, the technician will recalibrate it.
• Clean evaporator and condenser coils: If the technician finds that either the evaporator or condenser coil is dirty, they’ll remove and clean them.
